DSCR Loans in Ohio
Qualify on the property's rent instead of your personal income. DSCR (Debt-Service Coverage Ratio) loans use the rental cash flow to cover the payment, so landlords and house-flippers who own through an LLC can finance without W-2s or tax returns.

Choose financing for your next step
- How does a DSCR rental loan qualify?
- A DSCR loan evaluates an investment property's qualifying rent against its housing payment rather than qualifying on personal tax returns. For the residential rental calculation, DSCR equals monthly rent divided by principal, interest, taxes, insurance and association dues. Property, credit, leverage and reserves still affect underwriting.
- Can DSCR financing release equity?
- An eligible rental may qualify for cash-out refinancing. The appraisal, qualifying rent, current mortgage payoff and approved leverage determine the available proceeds. Purchase, refinance and short-term rental requests can have different documentation requirements.
- What happens after I request financing?
- An advisor reviews your requested amount, purpose and supporting information, then explains program fit and the next documents needed. A quote or calculator result is not an approval or commitment to lend; final terms require underwriting.
Information to prepare
- Property address and purpose
Identify a purchase, refinance, renovation or construction request and the intended property use.
- Income or project information
Prepare leases, a rent roll or available operating information to explain property cash flow.
- Transaction and ownership details
Include the purchase contract or current mortgage information and entity documents where applicable. The final checklist is specific to your file.
Use the secure application when documents are requested. Do not include Social Security numbers or financial documents in a general contact message.
How dscr loans work in Ohio
- 1
Send the property address, the lease (or market rent), and your entity docs
- 2
We calculate DSCR = monthly rent ÷ PITIA — most programs need 1.0 or better
- 3
Appraisal with a rent schedule (Form 1007) is ordered; no personal income docs required
- 4
Close in your LLC in as little as 21 days, table funding available
Send it Monday, see numbers Wednesday. Complete a file for a Ohio property and a term sheet typically lands within 24–48 hours. Unsecured business capital can fund within 24 hours once documents are received.
Ohio properties we finance
Single-family rentals
Owned homes and new purchases held for long-term lease, financed inside an LLC.
2–4 unit and small multifamily
Duplexes, triplexes, and small apartment buildings where each unit adds rent.
Condominiums
Warrantable and non-warrantable condo projects, including investor-held units.
Short-term rentals
Airbnb and VRBO income accepted with AirDNA data or 12 months of operator history.
DSCR = monthly rent ÷ PITIA (principal, interest, taxes, insurance, association dues). A 1.0 ratio means rent exactly covers the payment; 1.25 is the comfort zone for most lenders.
Interest-only DSCR structures raise the qualifying ratio, which matters most in higher-rate markets where principal plus interest would push the file below 1.0.
Closing in an LLC keeps the financing off personal credit and isolates liability between properties — the standard structure for rental investors.
Ohio markets we serve
We fund urban, suburban, and rural properties across Ohio — not just the metros. Our underwriters know what rent and cap rates actually look like in Columbus and Cleveland, and in the smaller counties around them, which is why our pricing reflects your market instead of a national average.
- Local underwriting for OH deals — no generic national script.
- Competitive pricing with final terms confirmed in writing.
- One point of contact from application through funding.
- Entity, land trust, and LLC closings handled as standard.
