The Local Loan Store™ ("Lender," "we," "us," or "our") is a community-based mortgage and commercial lender serving both urban neighborhoods and rural communities. This Privacy Policy describes how we collect, use, disclose, and safeguard personal information when you visit our website, submit an inquiry, apply for a loan, or otherwise interact with us in person, by phone, by mail, or online.
By using our website or services, you acknowledge the practices described below. If you do not agree, please do not use our site or submit information to us.
2. Information we collect

- Identifiers and contact information — name, mailing address (urban or rural route), email address, telephone numbers, date of birth, and government-issued identification numbers.

- Property information — address, valuation, type (residential, agricultural, mixed-use, commercial), occupancy, insurance, title, and survey information.
- Transaction information — loan amount requested, loan purpose, application status, and communications with our staff.
- Online and device information — IP address, browser type, device identifiers, pages visited, referring URLs, and analytics data collected through cookies and similar technologies.
- Sensitive information — only as required to evaluate your application or comply with law (for example, Social Security number, demographic information collected under HMDA/Regulation C, or military status under SCRA).
3. How we collect information
We collect information directly from you, automatically through your use of our website, and from third parties such as credit bureaus, employers, prior lenders, appraisers, title companies, government agencies, insurance providers, and service providers that help us underwrite and service loans.
4. How we use information
- To evaluate, process, underwrite, fund, and service your loan request.
- To verify your identity and prevent fraud, money laundering, and other unlawful activity.
- To comply with federal, state, and local law, including the Equal Credit Opportunity Act, Fair Housing Act, Truth in Lending Act, RESPA, GLBA, BSA/AML, HMDA, SCRA, and applicable state lending laws.
- To communicate with you about your application, loan, or our services.
- To improve our website, products, and customer experience for both urban and rural borrowers.
- To enforce our Terms of Use and protect our rights, property, and personnel.
5. How we share information
We may share your information with:
- Service providers — appraisers, title and escrow companies, credit reporting agencies, flood and tax services, document custodians, hosting and email vendors, and analytics providers acting on our behalf and bound by confidentiality obligations.
- Investors and partners — secondary market purchasers, warehouse lenders, government sponsored enterprises (Fannie Mae, Freddie Mac, Ginnie Mae), USDA Rural Development, FHA, VA, and SBA in connection with selling, securitizing, insuring, or servicing your loan.
- Legal and regulatory recipients — courts, regulators, and law enforcement when required by subpoena, court order, statute, or other lawful process.
- Successors — in connection with a merger, acquisition, financing, or sale of all or part of our business or assets.
- With your consent — for any other purpose disclosed at the time of collection.
We do not sell your personal information for monetary consideration.
6. GLBA notice and your right to limit sharing
Federal law gives you the right to limit some, but not all, sharing of your nonpublic personal information. Our separate Gramm-Leach-Bliley Act ("GLBA") privacy notice describes the categories of information we collect, the parties with whom we share it, and your opt-out rights with respect to certain affiliate and joint-marketing sharing. 7. Cookies and tracking technologies
We and our service providers use cookies, pixels, local storage, and similar technologies to operate our website, remember preferences, measure performance, and detect fraud. You can control cookies through your browser settings; disabling cookies may affect site functionality. We do not knowingly respond to "Do Not Track" signals at this time.
8. Communications and TCPA consent
By providing your telephone number, you expressly consent to receive calls and text messages from The Local Loan Store and its service providers regarding your inquiry or loan, including by autodialer, prerecorded voice, and SMS, at the numbers you provide, even if those numbers are on a federal or state Do Not Call list. Consent is not a condition of obtaining credit. Message and data rates may apply. You may opt out at any time by replying STOP to any text or by contacting us at the information below.
9. Your privacy rights
Depending on where you reside (including California, Colorado, Connecticut, Virginia, Utah, and other states with comprehensive privacy laws), you may have the right to: (a) confirm whether we process your personal information; (b) access a copy of it; (c) correct inaccuracies; (d) request deletion; (e) opt out of targeted advertising or "sales" of personal information (we do not engage in either); and (f) appeal a denial of your request. We will not discriminate against you for exercising these rights.
Many financial records are excluded from these rights because they are governed by the GLBA, the Fair Credit Reporting Act, and other federal laws. To submit a verifiable request, contact us using the information in Section 14.
10. Data retention
We retain personal information only as long as necessary for the purposes described above and as required by federal and state recordkeeping laws (typically the life of the loan plus five to seven years, or longer if required for HMDA, BSA, or audit purposes). When no longer required, we securely delete or de-identify the information.
11. Security
We maintain administrative, technical, and physical safeguards designed to protect personal information in compliance with the GLBA Safeguards Rule, including access controls, encryption in transit, vendor risk management, and staff training. No system is perfectly secure; you transmit information to us at your own risk and should keep your account credentials confidential.
12. Children's privacy
Our services are not directed to children under 18, and we do not knowingly collect information from them. If you believe a child has provided information to us, please contact us so we can delete it.
13. Third-party links
Our site may link to third-party websites (for example, credit bureaus, government agencies, or community partners). We are not responsible for the privacy practices of those sites and encourage you to review their policies.

We may update this Privacy Policy from time to time. The "Last updated" date above reflects the most recent revision. Material changes will be highlighted on our website and, where required by law, sent to you directly.
